The property is located in a picturesque side valley of the Lammertal in the popular Tennengau, not far from the mighty Dachstein massif. With about 500 inhabitants, Neubach belongs to the Hallein district in Salzburger Land.
Neubachtal offers a variety of leisure activities in summer and winter. It is not only the starting point for many mountain bike and ski tours but has also been awarded the Salzburg cross country skiing seal of quality for its idyllic 10km-long cross country trail!
The nearby Dachstein West area offers skiing fun for the whole family with its perfectly manicured slopes and modern lifts. In addition to the scenic idyll, there are numerous sporting challenges on offer here in summer, such as climbing, rafting, canyoning, tennis and horse riding.
The festival city of Salzburg is 65 km away, and Vienna about 300 km.
Rustic hunting lodge in a unique ensemble ... half a world away!
A hunting lodge "with soul"!
This charming wooden house - complete with small ‘Austragshäusl’ and an outbuilding on more than 1,000 m² of land - is sunnily situated at about 900 m above sea level, nestled in the Neubachtal valley near Annaberg-Lungötz.
The partially renovated main residence extends over three floors with 180 m² of living space. The cosy hallway is entered via a small front garden. This leads to the rustic living room, with its antique wooden beam ceiling and wood-burning stove inviting you to spend sociable hours. In addition, there is a kitchen, utility room and guest toilet on the ground floor as well as five bedrooms on the upper floor.
The fully renovated attic houses its own apartment. Along with the beautiful living-dining area with new dormer window, there is a new kitchen, bedroom, and shower room.
The heating, electric and water pipes were renewed in 2017. The building is fitted with newly installed electric radiators. The four existing fireplaces are also fully functional. Internet and cable TV connections are available in almost every room. New windows are already available for possible replacement of the original box-type windows.
The ‘Austragshäusl’ requires further renovation. Comprising 60 m² of living space over two levels, it could be used for private purposes or holiday rentals. The property includes another building in need of renovation with a large threshing floor.
The property also includes a water abstraction right for a spring located in the forest.
This property is completed by a carport in need of renovation, which offers parking space for two cars.
